What this job actually involves.

Render cleaning is softwashing at height. A calibrated biocide is applied at low pressure across the render surface, dwelled to kill algae, moss and fungal growth, then rinsed with clean water. The whole point is chemistry doing the killing, pressure doing the mildest possible amount of removing. Get the pressure wrong and you can strip K-Rend colour or bruise a silicone render.

Who it's for

Homeowners with visible green streaking down white or cream render; new-build owners realising the pristine finish is showing algae after 3–5 years; landlords or agents preparing to sell or re-let a rendered property; commercial and multi-unit sites where the exterior render is the first thing customers or tenants see.

When you need it

Green tinge on north-facing walls, black streaking below windowsills or gutters, algae ring around downpipes, obvious two-tone across a facade, discoloration under eaves or around chimneys, all early signs. Sooner is dramatically easier than later.

Why it needs a specialist

Render is thinner and more fragile than most owners realise. A domestic pressure washer used at full whack can strip through-coloured K-Rend surface fines, streak silicone render, or blow a hole clean through a painted acrylic finish. Every year we see homeowners who tried it themselves and now need patch repair as well as a proper clean.

Why Waiting Costs More

Render doesn't get dirtier gracefully. It goes from pristine to visibly green quite fast, and then holds moisture in the growth, which is where the real damage starts.

What happens if it's ignored

  • Algae and moss hold moisture against the render surface, which in freeze-thaw cycles can lift or crack the finish coat.
  • Streaking below windowsills, gutters and drip details becomes progressively harder to shift as the biological growth beds in.

Common DIY mistakes

  • Using a domestic pressure washer at full pressure. K-Rend and silicone renders can lose surface colour or bruise permanently.
  • Applying supermarket 'mould and mildew remover', too weak to kill the algae at the root, and often the wrong pH for the render.
  • Cleaning random patches instead of the full facade. Anything less than wall-by-wall gives a visible line at the boundary.
  • Painting over dirty render. The paint fails from underneath because the algae is still alive under the film.
  • Cleaning without gutter/downpipe checks. If a hopper is leaking, the streaks will be back the next winter.

Every surface behaves differently under pressure, water temperature and chemistry. Here's the technical detail behind the work, the reason we don't quote sight-unseen for most jobs.

Render types we clean

K-Rend and other through-coloured monocouche renders are the most common on newer Dorset builds, the colour goes right through the render coat, so surface damage from over-pressuring is highly visible. Silicone and silicone-silicate renders (Weber, Baumit, Sto) are the current premium finish, water-repellent by design but still prone to biological staining. Mineral renders and traditional sand-cement painted renders behave differently again, the paint layer is what needs the gentler handling. Acrylic renders sit between the two.

Softwash, the only sensible method

Render manufacturers universally specify low-pressure cleaning with an appropriate biocide. That's not a marketing recommendation, it's what preserves the warranty on newer builds. High-pressure water on K-Rend can literally rinse coloured fines out of the surface, leaving a lighter patch that never matches again. On silicone render the risk is bruising the surface tension of the water-repellent coating. Softwash sidesteps all of this: the chemistry kills, the low-pressure rinse tidies.

Why streaking keeps coming back

If a render facade streaks in the same place every year, the render isn't the problem, the water is. Blocked or leaking gutters, cracked hoppers, poorly-sealed windowsills or missing drip details channel water down the render in the same pattern, and algae follows. Part of every render clean is looking at where the water is running and telling you honestly what needs fixing so the streaks don't return in twelve months. If gutter or fascia repair is needed, we'll flag it, even though it's not our trade.

New-build render

New-build renders on estates around Poole, Wareham and Weymouth typically show their first visible algae in year 3–5. Treated early, one softwash gets them back to as-new. Left until year 8–10, the algae is bedded in and the treatment is more intensive. There's no penalty for treating early, the biocide's still typically effective for years afterward.

Residential vs commercial

Domestic render cleans are typically a one or two day job depending on facade area and access. Commercial rendered facades, offices, care homes, retail units, usually need scheduling around trading hours plus MEWP access.
